Do buyer\’s prefer a gas fireplace or a wood fireplace?

I'm trying to decide whether the best option is to put in a sleeve (wood or gas) or just to install an exhaust pipe and have an open fireplace. The goal is to sell during just a year or two and then I'm wondering what most people want.

Not sure if I have a gas lighting wood burning fireplace or a gas fireplace. How can I tell the difference?

Can burn wood in a fireplace that has been converted to gas?

I have seen devices gases that can be used to provide a wood fire started, so it seems that this should be an end to use the gas device installed to do this, right? Or is there a special device that is required to burn wood or gas or just serve as an starter for the gas fires of wood.
